  • Review and provide input on the Basis of Design (BOD) and Scope of Work (SOW) for mechanical and BMS controls systems, ensuring alignment with project objectives and program standards.
  • Attend design review meetings, coordinating with A/E partners on mechanical constructability, BMS controls integration, equipment sequencing, and systems coordination.
  • Review BMS sequence of operations, control schematics, and points lists during design to ensure completeness, accuracy, and alignment with mechanical system design intent.
  • Support value engineering efforts and verify compliance with ASHRAE standards, NFPA 90A, IMC, local codes, and jurisdictional requirements.
  • Coordinate with electrical, controls, and network workstreams for integrated project design.
  • Serve as an owner's representative, overseeing GC, mechanical subcontractors, BMS/controls contractors, TAB contractors, and specialty vendors.
  • Monitor schedule adherence, budget performance, risk, and contractor coordination daily.
  • Review submittals for major mechanical equipment (chillers, cooling towers, CRAHs/CRACs, AHUs, pumps, etc.) and BMS controls submittals.
  • Manage RFI tracking, site visits, and witness FATs for critical equipment.
  • Manage change orders, track cost-to-complete, and maintain program reporting.
  • Enforce safety programs and applicable regulations across contractors and site personnel.
  • Oversee procurement workflows for mechanical and BMS equipment, including bid leveling and PO issuance.
  • Develop and maintain vendor milestone schedules to ensure just-in-time delivery.
  • Monitor vendor performance and coordinate corrective actions to protect critical path.
  • Maintain procurement logs and equipment tracking for mechanical and BMS packages.
  • Oversee TAB activities, review TAB submittals, and ensure ASHRAE/AABC/NEBB compliance.
  • Coordinate TAB with installation milestones, BMS readiness, and commissioning schedules.
  • Review final TAB reports and close out TAB documentation.
  • Coordinate re-balancing after tuning or deficiencies.
  • Develop and execute Commissioning Plans and checklists for mechanical and BMS systems.
  • Review equipment settings, control parameters, and documentation against design intent.
  • Coordinate with engineers and manufacturers to finalize settings prior to startup.
  • Coordinate BMS functional testing and resolve commissioning deficiencies.
  • Support IST and facility acceptance through Level 1-5 commissioning activities.
  • Ensure commissioning documentation is complete for closeout (TAB, BMS tests, as-built docs, manuals, spares, training).
  • Collaborate with teams to maintain alignment across project phases and support utility coordination, permitting, inspections, and approvals.
  • Contribute to continuous improvement of standards, templates, workflows, procurement, and delivery standards.

Qualifications

  • Bachelor's degree in Construction Management, Mechanical Engineering, or related field
  • 7+ years of experience in hyperscale or large-scale colocation data center construction and commissioning
