About the role

Manager responsible for accounting of capital costs for data center construction projects, from setup through capitalization, including CIP management, cost accumulation, open-PO accruals, and asset capitalization, with cross-functional collaboration across accounting, finance, construction, and operations.

Responsibilities

  • Own the setup of the project structure and hierarchy through which capital cost is captured, ensuring costs land against the correct project, phase, building and data hall
  • Establish and maintain mapping for analysis by build element and capitalization into assets
  • Partner with systems and transformation teams on NetSuite project costing configuration and SiteTracker interface
  • Own the CIP ledger for projects—the capture and accumulation of materials, contractor, service and other capital cost as incurred
  • Apply capitalization policy to determine eligible costs by project phase and document basis for cost classification decisions
  • Prepare the monthly CIP rollforward and supporting tie-out
  • Own the monthly open purchase order and construction accrual process, including reversals and re-establishment of accruals from prior periods
  • Maintain the cost-to-complete view for each project and reconcile committed and incurred cost against budget and forecast
  • Investigate and resolve reconciling and outstanding items timely
  • Determine when assets are ready for use and ensure timely capitalization from CIP to fixed asset register
  • Assign asset class and initial useful life at capitalization and ensure asset records are complete and accurate in partnership with property accounting
  • Act as accounting interface to construction, operations, leasing, corporate accounting and FP&A teams
  • Validate asset readiness with construction and operations and support accuracy of in-service dates
  • Provide project-level cost information for downstream reporting, systems and audits
  • Maintain process documentation and controls to meet Sarbanes-Oxley 404 requirements
  • Facilitate internal and external audits and respond to information requests on a timely basis
  • Identify and lead process improvements and automation opportunities
  • Support implementation and testing of new/enhanced financial systems including project costing and asset management tooling

Qualifications

  • 5+ years of accounting experience, with a strong background in capital, construction or fixed asset accounting
  • Experience owning a month-end close process end to end, delivering to deadline
  • Working knowledge of capital projects accounting (CIP, cost capitalization, accruals, transfer of completed assets into service)
  • Strong working knowledge of US GAAP and SOX compliance with documented controls and external audit experience
  • Ability to work cross-functionally with non-accounting teams (construction and operations)
  • ERP systems experience; NetSuite, project costing modules, and close/controls management software is an advantage
