About the role

Hands-on, forward-thinking leader responsible for directing maintenance operations, technicians, vendors, and budgets across an assigned facility portfolio within Apple’s Santa Clara region. Focus on reliable building performance, preventive and corrective maintenance, strong vendor accountability, and leveraging AI-enabled tools to enhance operational performance and customer experience.

Responsibilities

  • Deliver an exceptional customer experience across all facilities touchpoints, reflecting Apple quality and service.
  • Maintain relentless attention to detail in all areas of responsibility, including facility condition, work order execution, vendor performance, and team communications.
  • Lead daily maintenance operations to ensure building systems run reliably.
  • Oversee preventive and corrective maintenance, prioritizing tasks by urgency and impact.
  • Identify recurring issues and implement lasting solutions to improve overall reliability.
  • Manage full lifecycle of maintenance work orders from assignment to closeout; ensure timely updates and documentation; automate routine reporting.
  • Run preventive maintenance programs for all building infrastructure and systems; ensure PMs are completed on time and to standard.
  • Review inspection findings and coordinate with vendors to fix issues.
  • Manage third-party vendors, proposals, and scopes of work; negotiate costs and corrective actions.
  • Manage operating budgets, purchase orders, and vendor spend; forecast maintenance needs and flag budget risks.
  • Support planning and execution of capital projects; transition completed projects into maintenance with documentation and warranties.
  • Promote safety culture; ensure compliance with standards; implement risk mitigation plans.
  • Direct daily schedules and workload for maintenance technicians; coach and train; manage on-call coverage.
  • Champion AI and emerging technologies to modernize workflows and boost predictive maintenance capabilities.

Qualifications

  • 4+ years of experience in facilities management, building operations, maintenance, engineering, construction, or related field.
  • High school diploma or equivalent with technical training or schooling.
  • Demonstrated experience leading maintenance teams and/or contractors.
  • Strong understanding of commercial building systems and facility infrastructure.
  • Experience managing preventive and corrective maintenance programs.
  • Experience with work-order or CMMS (Computerized Maintenance Management System).
  • Experience managing vendors, service contracts, proposals, and scopes of work.
  • Experience managing budgets, purchase orders, and operational expenditures.
  • Demonstrated curiosity and comfort with emerging technologies, including AI tools, digital platforms, and data-driven workflows.
