About the role

The EMEIA Development team delivers retail development across the region. The Development Manager is responsible for the delivery of New Store Openings, refreshes, critical MEP replacement projects, and programs from concept to close out.

Responsibilities

  • Lead all projects from concept to closeout, directly managing schedules, budgets, quality, safety, and facilities turnover.
  • Drive functional and operational excellence of all projects and programs by providing consistent and prescriptive feedback to cross functional teams including real estate, design, innovation, standards, merchandising, direct sourcing, security, IS&T, etc.
  • Ensure projects are set up with best practice processes and systems, aligning with Apple Standards of quality and design.
  • Manage external partnerships, including engaging, negotiating, and signing off on general contractors, design consultants, and vendors (including SOWs, CPSAs, proposals, and change orders).
  • Provide technical support in the development of project Proformas, budgets, schedules, and comparative analyses at key workflow stages (Gate1, Gate2, Schematic Design Review, GC Contract signing).
  • Collaborate with cross-functional teams (real estate, design, innovation, security, IS&T) to provide consistent feedback and ensure seamless project execution.
  • Partner with leasing managers to review lease terms and obtain landlord approvals, while maintaining positive relationships with local government jurisdictions and works councils.
  • Manage the closeout process, including final commissioning, warranties, construction defects, design errors and omissions, and the final turnover of the project to the facilities team.

Qualifications

  • Construction/project management experience with a demonstrated focus in delivering outstanding retail stores or workplaces internationally.
  • Experience in large developments such as retail store expansions, campuses, and other hyper scale construction.
  • Expertise in planning, scheduling, budgeting, resourcing, and executing all technical services required to maintain and improve a large real estate portfolio (mechanical, electrical, plumbing, controls, fire-alarm, lighting, furniture, etc.).
  • Proven ability to collaborate with internal and external partners to meet deadlines and project schedule.
  • Ability to balance trade-offs between operational risk and investment, continually seeking high quality and design at best value.
  • Excellent leadership, communication (keynote), and supervisory skills; able to work with all levels and handle customer service issues professionally.
  • Ability to develop cost estimates, cash flows, schedules, and analyze Total Cost of Ownership (TCO) and Whole Life Cycle costs.
  • Experience building and maintaining relationships with facility operation teams, utility companies, government agencies, architectural & design firms, and general contracting firms.
