About the role

Senior Associate, Property Asset Manager responsible for stabilising, protecting, and optimising Wahed's real estate portfolio in Malaysia. Part of the Global Asset Management function, coordinating with UK, Malaysia, and US teams to ensure on-time, accurate income distribution to investors.

Responsibilities

  • Maintain and oversee SLAs
  • Property Acquisition: Manage the timeline with conveyancing lawyers and agents to complete property acquisitions; administer change of ownership on property-related matters (utilities, property tax, insurance).
  • Getting Property Ready for Tenancy: Coordinate with renovators on repairs and renovations within time and budget; coordinate with professional property managers to prepare for tenancy; manage stakeholders (building management, developers) to get the property ready for tenancy.
  • Service Provider Management - Property Managers: Source, onboard, monitor third-party property managers; hold them to performance, reporting, and service standards; perform site visits; manage transitions.
  • Service Provider Management - Renovators: Source, onboard, monitor third-party renovators; hold them to performance and timely service standards; perform site visits; manage handover from renovator to property manager.
  • Serve as Wahed's day-to-day representative with service providers and stakeholders; assist legal in preparing service agreements; coordinate with management on scope of services and quotations.
  • Performance, Rent & Tenants: Maximise rental yield and asset performance by monitoring rent collection and occupancy; analyse tenancies and renewals; evaluate property managers’ performance; track ongoing repairs and maintenance.
  • Financials and Payments: Work with finance to finalise property-level income and expenses; review figures from property managers; flag discrepancies; ensure timely payments; monitor cash reserves and escalate liquidity risks.

Qualifications

  • Adequate financial competency to understand property-level P&Ls, budgets, cash flow, and reserves.
  • Strong Excel/Google Sheets skills; project management skills are a plus.
  • Working knowledge of the Malaysian property landscape, including strata management, local taxes and charges, and tenancy practices.
